Research & Planning

Spend a weekend in Wimberley before committing — walk the Square, eat at local spots, visit Blue Hole and Jacob's Well

Decide whether you want to be in Hays County or Blanco County — property taxes and school districts differ

Determine your budget: homes in the area range from ~$300K near the Square to $1M+ for riverfront or large acreage

Research whether you want well water/septic or community utilities — it significantly affects property maintenance

Consider the commute: if you'll work in Austin or San Marcos, drive the route during rush hour to see what it's really like

Housing & Utilities

Work with a local agent who knows Wimberley — many properties sell off-market or before they hit the MLS

Get a well water test before purchasing any property on well water

Understand septic system age, capacity, and maintenance requirements

Check internet availability — fiber is expanding but not universal; some areas rely on fixed wireless or satellite

Look into Wimberley Water Supply, Aqua Texas, or other community water providers as alternatives to private wells

Financial & Legal

Budget for Texas property taxes: typically 1.5% to 2.2% of assessed value in the Wimberley area

If you're 65+, research the homestead exemption and tax ceiling available in Hays and Blanco counties
